Rocky Mountain retreat at this beautiful and private 5 acer, 5 bedroom, 3 bath home that sleeps up to 12 adults, 14 people including kids. Relax with the comforts of home with a wood fire burning, hot tub, hiking, biking or cross country skiing out the back door.

The Blue Family Ranch is a cedar home that sits on the North side of an expansive five acre wooded lot in Fraser Colorado. Connected to the Arapaho National Forest, access world renowned trails for biking, hiking, trail running, cross country skiing, snowmobiling and snowshoeing. Secluded but very conveniently located, 5 min. to Fraser (Safeway) and 15 min. to Winter Park Ski Resort.

Property grounds include a wrap around deck, two upper decks, an observation tower, swing set, fire pit (weather permitting), volleyball court, basketball, badminton, horseshoes, corn hole, and even a wooden Teepee (hidden in the forest).

Enjoy the house with a soak in the hot tub, game of darts, cards, puzzle, board games, listen to music, watch a movie, read a book, have a drink at the wet bar or relax by the wood-burning fireplace. Take in the gorgeous panoramic views from the fully enclosed observation tower above the second floor. Fully-equipped kitchen with all the modern conveniences (pots, pans, baking dishes, grilling tools, coffee maker, griddle, blender, two refrigerators, double oven, microwave) and a 1890's era cook-stove for atmosphere.

Caretakers live on-site in a separate apartment, and separate entrance at the rear of the house (off the hot tub wet bar room). If you need anything while you are there they are happy to be of assistance.

#1 - one queen bed (main level)

#2 - one queen bed (upper level)

#3 - two twin beds (upper level)

#4 - two queen beds and two sets of bunks (upper level)

#5 - one king bed (upper level)

Total capacity: 12 adults *up to 14

There are two pack and plays, and a cot for travelers who have small children (not included in the capacity #).

DEPOSIT POLICY: A deposit equal to ONE NIGHTS lodging is due within ten days of booking. The balance is due 30 days prior to arrival date.

RENTAL AGREEMENT: You will be required to sign a rental agreement after you create a booking.

SECURITY DEPOSIT: A security deposit in the amount of $250 will be due at the time of final payment. After you check-out and the house is inspected. your credit card will be credited back to your credit card within 7 days from departure as long as there are no missing or damaged articles, damages to the home or excessive cleaning necessary. Normal wear and tear excluded.

Hot Tub: We do not have remote control over the mechanical operations of the hot tub. Please notify us of any problems encountered as soon as possible. We will do everything in our power to have the problem fixed immediately, but will not offer any compensation for the inability to use the hot tub.

Rates and availability are subject to change until your deposit is paid. Tax rate is subject to change up to and including your stay. Night minimums may apply, please inquire.
